3 Hudson Boulevard – A New Skyscraper in Hell’s Kitchen and Hudson Yards
The office skyscraper at 3 Hudson Boulevard, a building under construction in Manhattan’s Hudson Yards and Hell’s Kitchen neighborhoods, has an all-in development cost of more than $2 billion, Boston Properties and Moinian Group revealed in a public filing. It will rise 56 stories.

History
Hudson, like many other northeastern cities, has struggled to maintain its historic character and stay relevant in the late 20th century. Industry left town, storefronts fell into disrepair and even the main thoroughfare, Warren Street, became a ghost strip. But now, the city is reviving with new energy and interest from a different kind of traveler.
In line with its Destination 2027 goals, Hudson made major investments in operational excellence this year. From implementing self-checkout and mobile Point of Sale technology to centralizing auto replenishment, these efforts enabled team members to spend more time serving travelers.
Hudson also strengthened its total rewards program to better meet the needs of its team members. This included expanding pay delivery options, introducing more recognition bonuses and mental health resources. Location
While construction has only reached the ground level, the office tower at 3 Hudson Boulevard is making progress. The building has been designed by FXCollaborative and is being developed by Boston Properties and the Moinian Group. It will have 53 floors and 940 feet of height when completed. The structure will also include 12,600 square feet of retail space.
The office tower is set to break ground on Friday, and it is expected to be finished by 2021. The project was previously known as GiraSole. Earlier this year, The New York Post reported that the project had undergone a major redesign. It will no longer be a supertall, but it will still be a large office building.
The office building is a part of the new Hudson Yards development on Manhattan’s west side. The project features a new park, new skyscrapers, and a large public art installation called the Vessel. The location is exceptional, bounded by two avenues and Bella Abzug Park with incredible sweeping views of the city’s iconic skyline. The site is also steps away from the 34th Street-Hudson Yards subway station, which is serviced by the 7 train.
Building design
The building design is one of the most distinctive in the Hudson Yards district. The 56-story tower is a collaboration between Boston Properties and the Moinian Group. It occupies a full block bound by two avenues and Bella Abzug Park. It has several floors with 30-foot-high ceilings and plenty of terraces. It is a highly desirable location for tech, investment banking and finance firms.
The tower’s central core has just one support column for large, 50,000 square-foot podium floors. These floors cantilever over the duplex lobby, creating a sense of openness and transparency. The rest of the floor plates are a combination of setbacks and floor-thru spaces, with spectacular views.
The building’s lower views overlook landmarked West Village townhomes, while upper floors look north towards the Hudson River and east toward Soho. The location is directly across from the 34th Street – Hudson Yards subway station. This means tenants can get to work quickly.
